SL GREEN LENDS $59M FOR MIXED-USE BROOKLYN PROJECT

The Daten Group has landed $58.5 million in financing from SL Green for a mixed-use building Daten is planning in Clinton Hill, the company announced Tuesday.
The firm purchased 540 Waverly Avenue from Verizon in December for $17.25 million. It plans to build a nine-story apartment building at the site with 6,000 square feet of retail space and a 56-car enclosed parking garage.
The project will stand 95 feet tall and span 117,000 square feet including 91,900 square feet of residential space. Of its 135 rental units, 95 will be market-rate.
Construction should begin this spring and finish in mid 2022, according to the Daten Group. Daten has also worked on Brooklyn projects at 840 Fulton Street in Clinton Hill, 575 Fourth Avenue in Park Slope, 72 Poplar Street in Brooklyn Heights and 856 Washington Street in Prospect Heights.

DATEN GROUP CLOSES ON 540 WAVERLY AVENUE

The Daten Group has closed on 540-554 Waverly Avenue in the Clinton Hill neighborhood of Brooklyn this week according to city records.
The commercial real estate lot was sold by Verizon New York, Inc. for a sticker price of $17.5 million.
Daten has consolidated the zoned lots on the block that runs adjacent to Atlantic Avenue and Clinton Avenue.
A new nine-story mixed use building will be built on what was an under utilized parking lot. The building will yield 91,900 s/f for residential space with ample low-income housing as part of the development with an additonal 6,400 s/f of commercial space. This will yield a total of 135 residential units with 40 of those being reserved for low-income housing. Additionally, the plans include 56 enclosed parking spaces. SL Green Realty provided financing for the project.
Daten expects to start demolition of a small existing building on lot in the next month with construction to follow closely after that.
